Where Does the Water Go? A Late-Summer Roof-to-Foundation Drainage Check

Most homeowners notice their gutters only when water starts spilling over the edge. But your home’s rainwater protection system includes much more than the gutters.

Rain lands on the roof, flows into the gutters, moves through the downspouts, and should continue across the property until it is safely away from the foundation. If one part of that path is blocked, disconnected, or pointed in the wrong direction, water can collect beside the house instead.

The U.S. Environmental Protection Agency recommends keeping gutters and downspouts clear of debris and leaks, directing downspouts away from the house, and correcting areas where water puddles against the foundation.

Late summer is a practical time for Wasatch Front homeowners to inspect this entire path. Exterior areas are usually accessible, landscaping is fully grown, and drainage problems can be addressed before colder weather makes outdoor work more difficult.

Rainwater Protection Works as a System

A roof collects rain from a large surface and concentrates it into a relatively small number of gutters and downspouts. That means each discharge point may handle a significant amount of water during a storm.

A clean gutter will not help much if its downspout ends directly beside the foundation. A long downspout extension will not work correctly if it empties into a low spot that sends the water back toward the home.

The goal is not simply to move water off the roof. The goal is to move it through a complete drainage path:

Roof → gutter → downspout → extension → sloped ground → safe discharge area

Walk the route from beginning to end instead of checking each part separately.

1. Begin With the Gutters

Stand on the ground and look along the roofline. You may be able to spot many common gutter problems without climbing a ladder.

Look for:

  • Leaves, pine needles, seed pods, or visible debris

  • Gutters pulling away from the fascia

  • Sagging or uneven sections

  • Water stains beneath seams or corners

  • Plants growing from accumulated material

  • Downspout openings covered by debris

During the next light rain, observe the gutters from a safe location. Water should travel toward the downspouts rather than spilling over the front edge or collecting in low sections.

Do not climb onto a wet roof or use a ladder in windy or stormy conditions. Hire a qualified professional when the gutter system cannot be inspected or serviced safely from the ground.

2. Inspect Every Downspout Connection

Follow each downspout from the gutter to the ground.

Check that:

  • The downspout is firmly connected to the gutter

  • Elbows and seams have not separated

  • The pipe is not crushed or badly dented

  • Brackets are holding it securely against the house

  • Water is not leaking onto the siding

  • The bottom is connected to an extension, splash block, or drainage pipe

Pay particular attention to downspouts located near basement windows, window wells, patios, steps, and inside corners of the home. These areas can unintentionally concentrate water near the foundation.

Department of Energy building-science guidance generally recommends carrying above-ground downspout discharge at least five feet from the foundation. Underground catchment systems may need to discharge ten feet or more away. The exact solution will depend on the property, soil, lot size, and local requirements.

3. Check Where the Water Is Discharged

The end of the downspout is not necessarily the end of the drainage path.

Look at the area beyond the extension or splash block. Ask:

  • Does the ground continue to slope away?

  • Does the water stop in a mulch bed or landscape depression?

  • Is soil eroding beneath the discharge point?

  • Is the water being directed onto a walkway?

  • Could the discharge flow toward a neighboring property?

  • Does an underground pipe have a visible and open outlet?

A splash block should face away from the home and sit on ground that continues to carry water downhill. Flexible extensions should not be folded, crushed, or positioned where they create a tripping hazard.

Where rain barrels are used, make sure the overflow has its own safe drainage path. A full rain barrel without a working overflow can send water back toward the same area the system was intended to protect.

4. Look at the Grade Around the Foundation

Walk the entire perimeter of the home and look at the shape of the ground.

Soil, rock, mulch, patios, and walkways should encourage water to move away from the structure. Watch for areas where settling has created a shallow bowl beside the foundation.

Common warning signs include:

  • Puddles remaining near the home after rain

  • Soil that visibly slopes toward the foundation

  • Mulch beds lower than the surrounding yard

  • Erosion channels beneath downspouts

  • Depressions beside patios or concrete steps

  • Water marks on the lower part of the foundation

As a general building-science benchmark, the Department of Energy recommends a grade that drops approximately one-half inch per foot for the first ten feet away from the home. That equals roughly six inches of total drop. Where the property does not provide ten feet of space, a properly designed swale or drainage system may be needed.

This is a general guideline rather than a substitute for local code requirements or an evaluation of the specific property.

5. Clear Window Wells

Basement window wells are intentional low points, so they deserve extra attention during a drainage inspection.

Remove:

  • Leaves

  • Twigs

  • Trash

  • Landscape material

  • Sediment

  • Anything blocking an installed drain

Check that the window-well cover fits correctly and has not cracked or shifted. A cover can reduce the amount of direct rain and debris entering the well, but it does not correct poor grading or a downspout that empties nearby.

No roof drainage outlet should direct water into or immediately beside a window well.

Water collecting in a well, staining the window frame, or remaining after the storm has ended should be investigated.

6. Check Patios, Walkways, and Driveways

Concrete and other hard surfaces can move water quickly. Their slope matters just as much as the surrounding soil.

Look for:

  • Patios tilted toward the house

  • Walkways that trap water beside the foundation

  • Driveway sections sending runoff toward a garage

  • Cracks that allow water to collect along the foundation

  • Settlement where concrete meets the home

  • Roof valleys discharging onto hard surfaces without a clear route away

You do not need to see standing water to identify a problem. Dark staining, sediment lines, and repeated erosion can show where water usually travels.

7. Include the Irrigation System

Rain is not the only source of exterior water.

Run each sprinkler zone and walk around the house. Confirm that sprinkler heads are not spraying the siding, foundation, windows, window wells, or exterior doors.

Also check for:

  • Broken sprinkler heads

  • Irrigation lines leaking underground

  • Water pooling near foundation walls

  • Overspray striking basement windows

  • Drip lines running too close to the structure

EPA moisture guidance specifically notes that sprinklers positioned near exterior walls can wet the building and allow water to collect beside the foundation.

Adjusting a sprinkler head may be a simple correction, but repeated pooling can point to a larger irrigation or grading issue.

A Quick Roof-to-Foundation Drainage Checklist

Use this list during your walkaround:

  • Gutters are clear, secure, and properly aligned

  • Gutter seams are not visibly leaking

  • Every downspout is connected

  • Downspouts are not crushed or separated

  • Extensions carry water several feet away

  • Splash blocks point away from the house

  • Underground drainage outlets are open

  • Ground slopes away from the foundation

  • Window wells are clean and draining

  • Patios and walkways do not funnel water toward the house

  • Sprinklers do not spray walls or windows

  • No puddles remain beside the foundation after rain

Inspect the property again during or shortly after the next safe, moderate rainfall. Watching the system work can reveal problems that are difficult to see when everything is dry.

Signs the Drainage Path Needs Attention

Schedule a closer inspection when you notice:

  • Water spilling over gutters

  • Soil erosion beneath a downspout

  • Recurring puddles near the foundation

  • Water collecting in window wells

  • Damp or musty conditions after storms

  • Peeling paint or staining near lower walls

  • White, powdery mineral residue on masonry

  • A buried drain that backs up or has no known outlet

  • Water entering a basement, crawlspace, or garage

Some issues may be corrected by cleaning debris, reconnecting an extension, repositioning a splash block, or repairing a minor low spot.

Repeated pooling, major grading problems, damaged underground drains, or active water entry usually require professional evaluation.

Maintenance Reduces Risk, but It Is Not a Guarantee

A good drainage system can reduce the amount of water collecting around a home, but maintenance cannot guarantee that water damage will never occur.

Heavy storms, changing soil conditions, hidden drain failures, construction defects, and unexpected plumbing problems can still create moisture issues.

The purpose of a roof-to-foundation drainage check is to find visible weak points early and improve the way water moves across the property.
